Foreign direct investment in Albania reached €404 million in the first quarter of 2026. The figure marks an 11.6% increase compared with the same period last year.

According to the Bank of Albania balance of payments report, real estate remained the leading destination for foreign investment. The sector attracted €174 million, accounting for 43% of total inflows.

Financial intermediation ranked second with 17% of total investment. Energy followed with 9%, while transport and communications accounted for 5%. The hydrocarbon extraction industry received 4%.

The data also show that reinvested earnings remained the main source of foreign direct investment. Foreign-owned companies reinvested €206 million during the quarter. This represented 51% of total investment, despite a slight annual decline of 3.7%.

Meanwhile, new equity investments rose sharply.

New capital inflows reached €183 million. This marked a 25.3% increase compared with a year earlier and reflected growing interest in new investments across the economy.

At the same time, debt instruments played a smaller role in the overall investment structure. Their value stood at around €14 million at the end of the quarter.
