“Logos Press”: Albania records highest growth in tourist accommodation demand in the Balkans

TIRANA, August 7 – Moldova’s independent weekly economic newspaper “Logos Press” reported that Albania has recorded one of the strongest increases in tourist accommodation demand in the Balkans.

According to an article by Arina Codreanu in “Logos Press”, short-term rental demand in Albania is growing faster than supply, increasing pressure on available properties and pushing prices higher. The report cites AirDNA data, which shows strong market performance during this summer.

ACP Albania data show that tourists booked 284,300 overnight stays in apartments listed on Airbnb, Booking.com and other platforms in June. This marked a 23% increase compared with the same month last year. Meanwhile, available rental properties increased by 9.26%, from 28,900 to 31,600.

As a result, the average occupancy rate reached 60% in June, compared with 55% a year earlier. AirDNA reported that new properties listed on Airbnb and similar platforms attract tenants almost immediately.

“Logos Press” also highlighted the increase in rental prices. The average nightly price reached €65.85 in June, up 5.48% from €62.43 a year earlier.
Over the past 12 months, Albania’s short-term rental market recorded an 18% increase in booked nights, reaching 2.5 million nights. Market revenues rose by 20% to €144 million, while the average number of active listings reached 28,000, up 15.3%.

The report said more tourists now choose independent travel and private apartments instead of hotels. It added that Albania leads the Balkans in the growth of active rental listings, ahead of Montenegro, Romania, Serbia, Slovenia and Bulgaria.

Albania ranks second in the region by market size, after Romania, with around 28,000 properties rented monthly. “Logos Press” concluded that growing tourist interest is also increasing demand for Albanian real estate investments linked to short-term rentals.
